The living room offers solid track lighting and neutral walls. I would remove most of the items from the tables. Your thoughts?


Turning right into the living room it immediately feels cramped with the stuffed book shelves. Easily remedied during photo session. Remove 60% reinstall keeping color, size and allow empty space. Consider removing the large white lounge chair too. 


Both the dining room and sun room are light. Not filled with personal items. As a potential buyer I would walk into these rooms looking at the architecture thus not being distracted by furniture.


The California style closet, below, could be highlighted in several ways.
1. Remove all the boxes .... ALL of them. 
2. Remove 60% of the clothing. 
3. Remaining clothing displayed color coordinated. All pants one section shirts in another etc.
4. Make this closet shine like a neat boutique. This will make it look both expansive and expensive. 



Same suggestion for the light filled studio below. Bright, attractive plus good quality furniture. The buyer may feel the room has a small foot print with the boxes and supplies out on the work surfaces.




25528 Henley is a beautiful home. Given just a few more hours of staging during the photo session it would really make the photo tour sing. Editing out items would neutralize the home while maximizing room dimensions and add light. How would you stage this home in Huntington Woods?
